Custom decks, pergolas and wood restoration in San Marcos
Including San Elijo Hills, Lake San Marcos.
Working in San Marcos
San Marcos is inland of Carlsbad along Highway 78, roughly twenty minutes from Levi's home base. It is a city of hills and newer neighborhoods, with summers that run noticeably hotter and drier than the coast. That changes what outdoor wood has to survive: less salt, much more sun.
San Elijo Hills is the clearest example, a hillside community built mostly in the 2000s with compact lots, stucco homes, view decks, and small backyards where a well-designed pergola or deck does a lot of work. Lake San Marcos is older, with homes from the 1960s and 1970s around the lake and golf courses, many with original wood patio covers, railings, and fences that are due for restoration or thoughtful replacement. The older parts of town and the neighborhoods near Palomar College and Cal State San Marcos fall somewhere in between. Levi designs to the lot and the exposure, whichever one you have.
Good to know in San Marcos
- Heat and UV. Inland summers are hard on clear finishes and on cheap composite. Shade structures, lighter deck colors, and finishes with real UV protection matter more here than anywhere on the coast.
- Small lots, big views. San Elijo Hills yards are often compact and sloped, so proportions and sightlines decide whether a pergola or deck feels generous or crowded. Levi designs those first.
- HOA communities. San Elijo Hills and Lake San Marcos both have active associations with design review for visible exterior changes. Levi can prepare the drawings they ask for.
- Permits. San Marcos issues building permits through its Development Services department. Check with the city's Building Division at sanmarcosca.gov for decks, attached patio covers, retaining walls over a certain height, and structural work.

Questions
Working with Levi in San Marcos
Do you work in San Elijo Hills and Lake San Marcos?
Yes, both, along with the rest of San Marcos. They are a short drive east from Carlsbad along the 78. Call or text with the cross streets and Levi will confirm timing.
My 1970s wood patio cover is sagging. Can it be saved?
Sometimes. If the posts and beams are sound and the problem is a few failed rafters or a rotted post base, a repair that matches the original profile is often the better value. If the structure has gone, Levi will tell you plainly and talk through a rebuild that fits the house.
Does a pergola make a difference in San Marcos heat?
A well-designed one does. Rafter spacing, orientation, and height are tuned to put shade where you actually sit in the late afternoon. Levi lays that out for your yard before any material is ordered.
