Working in Carlsbad
Carlsbad is home base. Levi Pro Craft is based here, so a Carlsbad address is the easiest one for Levi to reach. That matters for small things, like a quick look at a rotted post, and for bigger ones, like being on site for the final coat of finish instead of handing it off.
The housing here spans a lot of ground. Carlsbad Village and Olde Carlsbad have cottages and ranch homes from the 1940s through the 1970s with original wood siding, porches, and fences that have taken decades of salt air off the lagoons and the beach. La Costa, Aviara, Bressi Ranch, Calavera Hills, and Rancho Carrillo are planned communities from the 1980s onward, with stucco homes, patio covers, balconies, and side yards that are often waiting for a deck or a pergola to make them usable. We work in both worlds: careful restoration where the wood is worth saving, and clean new structures where it is not.
Good to know in Carlsbad
- Coastal exposure. West of El Camino Real the marine layer and salt air are hard on exterior wood, especially fascia, railings, and anything facing the ocean. Finish systems with real UV protection and stainless or hot-dip galvanized fasteners are the default here.
- HOA communities. La Costa, Aviara, Bressi Ranch, and Rancho Carrillo are largely HOA-governed. Most associations want to approve a new pergola, deck, or fence design before work starts. Levi can prepare drawings that make that review straightforward.
- Permits. Decks over a certain height, attached patio covers, and structural repairs may need a permit. Check with the city's Building Division at carlsbadca.gov, and ask Levi which category your project falls into.
- Older wood. Village and Olde Carlsbad homes often have original redwood or Douglas fir that is worth restoring rather than replacing. Levi looks at that first.
